With Lampon Lets, you’ll get the reassurance of knowing that you’re dealing with rental experts who can guide you through the whole lettings process.

We’ll give you the benefit of our knowledge and advice for free. And, in line with legislation, you won’t pay tenant fees. Services like referencing and the preparation of a tenancy agreement will cost you nothing.

However, to effectively reserve the property you want while these are being actioned, we do take a holding deposit. This is fully refundable, subject to the successful approval of your application and your commencement of the tenancy.

You’ll also have the security of knowing any tenancy deposit monies will be paid to us and held by the Government-approved Tenancy Deposit Scheme, through its Custodial service. The TDS is the longest-running provider of deposit protection in England and Wales.

Permitted tenant fees/costs

As well as paying the rent, you may also be required to make the following permitted payments.

Before the Tenancy starts (payable to Lampon Lets, ‘the Agent’)
Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent or for properties where a NIL Deposit Scheme option is available a service charge of one week’s rent plus VAT.

During the Tenancy (payable to the Agent)
£50 including VAT for any variation to the tenancy agreement.
£50 including VAT or any reasonable costs incurred, if higher, for any change of sharer request.
Payment of interest for the late payment of rent at a rate of 3%.
Payment of actual and other reasonably incurred costs for the replacement of lost keys/security devices.
Payment of unpaid rent or other reasonable costs associated with the early termination of the tenancy.

During the Tenancy (payable to the provider) if permitted and applicable
Utilities – gas, electricity, water and wastewater.
Communications – telephone and broadband.
Cable/satellite – installation and subscription.
Television Licence.
Council Tax.

Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
